The Mexican Caribbean is experiencing a construction surge unseen in decades. In the first half of 2025 alone, Cancun and the Riviera Maya accounted for an astonishing 97% of all new hotel rooms opened in Mexico. This rapid expansion solidifies the region’s status as the fastest-growing hospitality hub in the country.

From January to mid-2025, over 2,100 new hotel rooms were introduced, with thousands more planned before the year concludes. Analysts project an additional ~3,900 rooms will enter the market in the latter half of the year, further consolidating the region’s dominance. This growth encompasses a diverse range of accommodations, from boutique lifestyle hotels to sprawling luxury all-inclusive resorts, each tailored to meet the varied preferences of travelers.

Robust Market Fundamentals

The hotel boom is underpinned by strong market fundamentals that inspire investor confidence. Revenue per available room (RevPAR) has surged approximately 12% in Cancun and 27% in the Riviera Maya from January through August. Concurrently, average daily rates (ADR) have risen by 15% and 21%, respectively. Occupancy levels have remained solid at around 76% in both destinations, demonstrating that the market is efficiently absorbing new supply while confirming sustained demand across various traveler segments, including families, couples, and business visitors.

Growing international and domestic visitation is a key driver of these positive trends. Cancun and the Riviera Maya have long been favorites among North American and European travelers, but increasing interest from Latin America and Asia is also contributing to stronger bookings and a more resilient hospitality ecosystem.

Air Travel Expansion Enhances Accessibility

Supporting this growth, Cancun International Airport continues to serve as Mexico’s leading gateway for international travelers, handling approximately 12.4 million arrivals so far in 2025—around a third of all international air traffic to the country. Meanwhile, Tulum International Airport has emerged as a fast-growing alternative, welcoming roughly 461,000 international passengers between January and July, marking a 53% increase compared to the previous year.

The expansion of airport infrastructure not only boosts visitor numbers but also enhances convenience. Improved arrivals processes, e-gates, and expanded airline services ensure travelers can access both Cancun and Riviera Maya destinations with greater ease, reducing travel time and improving overall vacation experiences.
